Self Catering Detached House in Warburton, VIC (12 Guests, 9 Beds) Balblair House is an ideal holiday home in the heart of the Yarra Valley. It enjoys stunning elevated views yet is only 5 minutes walk from the shops and cafes in Warburton - approximately 90 minutes (75klms) from the centre of Melbourne. A recent change of plan (5/12/2014) now makes this spacious home available for Christmas and some of the January school holidays. Please refer to promotions for our range of special package deals. Balblair House has 2 floors and couple and groups up to 4 people may, if preferred, choose to book the Upper floor only and qualify for a 10% discount. (no separate booking for the Ground floor will be accepted). First Floor (commanding stunning elevated views through the Yarra Vally): Master bedroom, twin bedroom, bathroom, large open plan kitchen/dining/living room, balcony and elevated deck. An ideal family holiday home, perfectly priced for longer stays. First Floor and Ground Floor: As above plus 2 en suite queen sized double bedrooms, huge recreation room, cloakroom/w.c. and patio. Booking the First Floor only will merely mean that the two Ground Floor en suite bedrooms will be locked. Guests will still have access to all other Ground Floor facilities. The property has a garden and level easy access car parking for up to 4 cars - all within 5 minutes walk of Warburton's cafes, curio shops and the Yarra River. The picture gallery is a tour of the house with views from the balcony and deck plus a couple of local attractions. Couples, young families, extended families or groups up to a maximum of 12 people can therefore relax, cook, eat, drink, sit and sleep in comfort. Each booking regardless of size secures the whole house. The tariff remains the same throughout the year. Solar panels have just added with the aim of making the house carbon neutral. Upper Floor: Detailed Description Master (queen) double bedroom with walk in wardrobe and patio door opening onto the 'morning sun back yard' complete with bistro table and 2 chairs, Second bedroom with views across the valley equipped with two single beds plus room for a folding single bed, Family bathroom with large bath, 2 hand basins, shower and separate w.c.. Double 'day bed' in an 'out of the way' corner of the living room. Living/dining room with seating and dining for up to 12 people. Large wood burning stove. Patio doors access a balcony, enjoying stunning unimpeded panoramic views through the Yarra Valley, and an elevated deck complete with a barbecue capable of coping with larger groups Kitchen fully equipped including 8 hobs and walk in pantry, Utility Room with sink, washing machine and tumble drier. Yard with unobtrusive washing line. Ground Floor Detailed Description Third, double (queen) bedroom with en suite shower room/ w.c.. Fourth, double (queen) bedroom with en suite shower room/w.c.and outside door leading to raised patio partly shaded by the deck above and furnished with table and chairs. Very large recreation room, two thirds of which is used for easy access and table tennis and one third to housing three single beds to facilitate larger groups. In addition to the family bathroom upstairs, there is also a cloak room/w.c. Kitchenette with fridge, microwave, kettle and sink Relax and watch the sun go down from the balconyThe balcony faces north west and looks directly through the Yarra Valley. We strongly recommend the local wine and suggest the simple pleasures of drinks, nibbles, feeding the kookaburras, cooking on the barbecue and watching the sun set between the hills. The two dining tables can be used individually - adults and kids; for separate purposes - dining and board games; or butted together - dining for up to 12 people. You are welcome to lemons from the trees in the garden and unlimited amounts of wood from the store under the car port for use during their stay. The wood burning stove is a welcome feature in the cooler months of the year. The long elevated deck houses the barbecue, bistro tables and chairs and a bird table. Wild bird seed is provided for the cockatoos and parrots, but please keep ration to no more than one scoop in the morning and evening so that they do not become dependent. Similarly kookaburras will visit the balcony for scraps of meat. Many guests give table tennis a try and there is plenty of room to accommodate all standards of ability. The end of the Warburton Way is less than a minute away from the house. Cyclists can store their bikes in the carport, well away from the road. At Balblair House you overlook the local golf course. The club welcomes all visitors and we would be delighted to put together a package for golfing groups. The picturesque course is a true test of golf and it's open house on a Thursday night for anyone to book and enjoy a meal on a Thursday night in the clubhouse. Why stay in Warburton?Warburton is only just over an hours drive from the city centre. It can also be reached by train to Lilydale linking a frequent and regular bus service to Warburton. There are at least a dozen wineries within approximately half an hours drive. Warburton sits astride the Yarra River approximately 20 klms from the Upper Yarra Dam (well worth a visit). Walks criss-cross the river or why not take a dip? For other walks the choice is endless ranging from a 15 minute stroll to an all day hike. The Warburton Way from Lillydale to Warburton was the old railway line and is now well used by both cyclists and walkers. The superb golf course is inexpensive and grossly under used (club hire available). There are also tennis courts, a bowling green and a sports arena. For those who prefer a swimming pool rather than taking a dip in the Yarra Rivera a ten minute drive is all you need get to the pool at Yarra Junction. There are numerous cafes and curio shops and the township is well served with excellent produce from the bakery, butcher and IGA store.
